What exactly is a repo mobile home? +
A repo (repossessed) mobile home is one that was taken back by the lender — usually Vanderbilt Mortgage, 21st Mortgage, or Green Tree — because the original buyer stopped making payments. The bank now owns it and wants it off their books. This is where the deal comes from: the bank sells it below market value, and we pass those savings to you. Repo homes are NOT junky homes — many are in great condition. We inspect every home before listing it and provide a 60-day habitability warranty on all homes we sell.
Can I buy a mobile home with bad credit? +
Yes — and this is one of the main reasons people come to us. We work with lenders like Vanderbilt Mortgage and 21st Mortgage who specialize in manufactured home loans and have more flexible credit requirements than traditional banks. If those don't work, we offer owner financing ourselves: as long as you have a reasonable down payment, no active bankruptcy, and can show ability to pay monthly, we can often make it happen. What's the difference between a mobile home and a manufactured home? +
Technically, "mobile home" refers to homes built before June 15, 1976, when the federal HUD code for manufactured housing went into effect. "Manufactured home" refers to homes built after that date under HUD standards. In everyday use, most people use "mobile home," "manufactured home," and "trailer" interchangeably — and so do we. The HUD-code homes built after 1976 are built to specific safety and quality standards that make them legitimate housing. A modular home is different — it's built in sections in a factory but is placed on a permanent foundation and is usually treated as real property.
Do you deliver anywhere in Texas? +
Yes. While most of our inventory is located within 100–200 miles of San Antonio, we can deliver manufactured homes anywhere in Texas. We also have partners and inventory in other parts of the state. Beyond Texas, we can ship to Arkansas, Oklahoma, New Mexico, and Louisiana. Just call us with your destination and we'll work out the logistics and transportation costs.
What if I don't have land — can I still buy a mobile home? +
Yes. There are two main options: (1) rent a lot in a mobile home park — San Antonio and surrounding areas have many parks where you pay monthly lot rent and own the home outright, and (2) buy land and place the home there. We can help you navigate both. If you're buying land, putting the home on a permanent foundation and converting it from personal to real property opens up better financing options and lets you insure it more easily.
How long does the process take from start to move-in? +
It depends on financing. If you're paying cash, it can happen in days once you've picked your home. With lender financing (Vanderbilt, 21st Mortgage), the process typically takes 3–6 weeks for approval and setup. With owner financing through us, it can be faster since we control the approval. Installation (skirting, tie-downs, utilities) adds time depending on your land situation. We'll give you a realistic timeline when we talk.
What is the 60-day habitability warranty? +
Texas law requires that licensed manufactured home retailers guarantee that a used home is habitable for 60 days after the installation date. This means the home must be safe, functional, and livable — doors, windows, plumbing, electrical, roof, and floor in working condition. This isn't just us being nice — it's the law, and we take it seriously. We inspect every home before it's sold and listed.
